| Tuesday, November 17, 2009 LANEWAY HOUSING - VANCOUVER'S APPROVES THE NEWEST ECODENSITY INITIATIVEby Antoine Mandy on Tue, Nov, 17, 2009 07:56 PM Laneway houses are a way for single detached home owners to convert their garage into a legal rental suite. According to city council's Ecodensity Planning initiative there are already 6 applications for laneway houses in the final stages of review. In the next three years a maximum of 100 applications will be approved in order to gauge the impact and popularity of the proposed laneway houses. All residential zoning in the City of Vancouver has strict guidelines as to how the property can be used and developed. For laneway housing, these address green spaces, privacy of backyards and not blocking the light, in order to ensure functional neighborhoods with a sense of community.
Each house will be required to have at least one parking spot on the lot (in order to relieve parking pressure on the street) and a maximum area of 500 sf for a standard 33 foot lot and 750 sf for a 50 foot lot. The laneway house must not have a larger footprint than what would be permitted for a garage, and its balcony and main windows must face the lane for backyard privacy.
